Welcome to Tree House Collective (“Tree House Collective”, “THC”, “we”, “our”, or “us”).

These Terms & Conditions govern your access to and use of the Tree House Collective website, including its content, photographs, enquiry forms, links and other features, as well as the general terms applicable to enquiries, reservations and stays at our properties.

By accessing or using this website, submitting an enquiry, making a reservation, or staying at a Tree House Collective property, you acknowledge that you have read, understood and agreed to these Terms & Conditions.

If you do not agree with these Terms & Conditions, please do not use the website or proceed with a reservation.

1. About Tree House Collective

Tree House Collective is a mountain hospitality property located in Sainj Valley, Himachal Pradesh, offering accommodation and related experiences to guests.

Our website may provide information about our accommodations, facilities, experiences, the surrounding valley, nearby places and other aspects of a stay at THC.

Information relating to individual accommodations, facilities, services and experiences may vary depending on availability, season, weather and other circumstances.

2. Website Information

We make reasonable efforts to ensure that the information published on this website is accurate and current.

However, photographs, descriptions, amenities, facilities, prices, availability, travel information, routes, timings and other information may change from time to time.

Photographs are intended to provide a genuine representation of Tree House Collective and its surroundings, but actual conditions may vary depending on season, weather, lighting, maintenance, natural changes and other circumstances.

Information about nearby attractions, travel times, roads, experiences and local conditions is provided for general guidance and should not be treated as a guarantee.

We reserve the right to correct errors, update information, modify facilities or services, and make reasonable changes to website content without prior notice.

3. Enquiries and Reservations

Submitting an enquiry through the website does not by itself constitute a confirmed reservation.

A reservation is confirmed only when Tree House Collective has confirmed the accommodation, dates, number of guests, applicable tariff and other relevant booking details through an appropriate communication channel.

Availability is subject to change until the reservation has been confirmed.

The person making a reservation is responsible for ensuring that all information provided to us is accurate, including their name, contact details, dates of stay, number of guests and any special requirements.

We reserve the right to decline or cancel an enquiry or reservation where accommodation is unavailable, information provided is materially inaccurate, or where we reasonably believe that the reservation may violate our policies or create a safety, security or operational concern.

4. Rates, Payments and Cancellation

Accommodation rates, taxes, payment requirements, additional charges and cancellation conditions may vary depending on the accommodation, dates, season, booking channel or offer applicable to the reservation.

The payment and cancellation conditions applicable to a confirmed reservation will be communicated to the guest at the time of booking or confirmation.

Our Payment & Cancellation Policy forms part of these Terms & Conditions.

Where a reservation is made through a third-party booking platform, including Airbnb, Booking.com or another provider, the applicable terms and conditions of that platform may also apply.

Guests are responsible for reviewing the payment and cancellation conditions applicable to their particular reservation before making payment.

5. Check-in, Check-out and Occupancy

Guests must follow the check-in and check-out timings communicated by Tree House Collective.

Early check-in and late check-out are subject to availability and may be subject to additional charges.

Only the number of guests included in the confirmed reservation may stay at the accommodation unless additional guests have been approved by Tree House Collective in advance.

Additional guests may be subject to additional charges and applicable occupancy limitations.

Tree House Collective may require guests to provide valid identification and other information reasonably required for registration and compliance with applicable laws or regulations.

6. Guest Responsibilities and Property Rules

Guests are expected to use the property responsibly and comply with the Guest Guidelines & Property Policies published by Tree House Collective, as well as reasonable instructions provided by our hosts, caretakers or staff.

Guests are responsible for the conduct of themselves and members of their group during the stay.

Abusive, threatening, disruptive, illegal, dangerous or materially inappropriate behaviour may result in refusal of accommodation or termination of the stay, without refund where applicable and subject to applicable law.

Guests must not use the property for any unlawful purpose or in a manner that creates an unreasonable risk to people, property, animals or the surrounding environment.

7. Children, Elderly Guests and Natural Terrain

Tree House Collective is situated in a Himalayan environment and certain accommodations contain stairs, elevated decks, balconies, attic spaces and other features requiring reasonable care.

Parents, guardians and accompanying adults are responsible for supervising children at all times.

Guests travelling with elderly persons or anyone who may have difficulty with stairs, uneven surfaces or elevated spaces should consider these characteristics when selecting their accommodation.

Guests are responsible for exercising reasonable caution while using the property and its surroundings.

8. Pets and Animals

Pets may be permitted subject to the conditions communicated by Tree House Collective for the relevant accommodation.

Guests travelling with pets are responsible for their supervision, behaviour, hygiene and safety and must ensure that they do not cause damage, disturbance or unreasonable inconvenience to other guests, staff, neighbours or animals.

The natural surroundings of Sainj Valley may also include insects, birds, monkeys, stray animals and other wildlife. While reasonable measures may be taken to maintain the property, the presence of animals and wildlife cannot be completely eliminated or controlled.

Guests should not feed, provoke, approach or otherwise interfere with wildlife or unfamiliar animals.

9. Property Care and Damage

Guests are expected to take reasonable care of the accommodation and all property belonging to Tree House Collective.

Guests may be held responsible for damage, breakage, loss or excessive cleaning resulting from their actions or the actions of members of their group, including damage to:

Reasonable costs arising from such damage or loss may be recovered from the responsible guest.

10. Personal Belongings and Vehicles

Guests are responsible for the safekeeping of their personal belongings, cash, valuables, electronic devices, luggage and other possessions during their stay.

Guests should not leave food, valuables or personal belongings unattended in outdoor areas.

Where private parking is provided, guests remain responsible for their vehicles and belongings kept inside them.

To the extent permitted by law, Tree House Collective shall not be responsible for loss, theft, damage or misplacement of personal belongings or vehicles, except where such liability cannot lawfully be excluded.

11. Safety, Fire and Property Facilities

Certain Tree House Collective facilities may include fireplaces, bonfires, jacuzzis, outdoor showers, balconies, stairs, elevated areas and other features associated with a mountain property.

Guests must use these facilities responsibly and follow any safety instructions provided by Tree House Collective.

Guests must not interfere with fire safety equipment, electrical installations, safety systems or other infrastructure.

Bonfires, fireplaces and other fire-related facilities may be subject to weather conditions, safety considerations and availability.

Room heaters, bonfire arrangements and certain optional services may be available on request and may incur additional charges.

Tree House Collective reserves the right to restrict or suspend the use of any facility where weather, maintenance, safety or other circumstances reasonably require it.

12. Visitors, Events and Commercial Activities

Unregistered visitors are not permitted inside guest accommodations without prior approval from Tree House Collective.

The property may not be used for parties, events, gatherings, commercial activities, professional photography, videography, content production, drone shoots or filming without prior approval.

Approval for any such activity is subject to applicable conditions, additional charges, occupancy limits and operational or safety requirements.

Tree House Collective reserves the right to refuse any activity that may disturb other guests, neighbours, staff, animals or the surrounding environment.

13. Mountain Roads, Weather and External Conditions

Sainj Valley is a remote Himalayan destination, and travel to and from the property may involve mountain roads and changing local conditions.

Road conditions, traffic delays, landslides, snowfall, rainfall, weather-related disruptions, road closures, government restrictions, natural disasters and other circumstances beyond our reasonable control may affect travel plans.

Tree House Collective does not guarantee particular travel times, road conditions, snowfall, weather, mountain views, wildlife sightings or other natural conditions.

Guests are responsible for making reasonable travel arrangements and allowing appropriate time for travel.

14. Power, Internet and Connectivity

Because of the property's mountain location, occasional power fluctuations, electricity interruptions, internet interruptions and mobile network issues may occur.

While we will make reasonable efforts to restore services where possible, Tree House Collective cannot guarantee uninterrupted electricity, internet connectivity or mobile network coverage.

Temporary interruptions caused by circumstances beyond our reasonable control shall not automatically constitute grounds for a refund.

15. Experiences and Outdoor Activities

Tree House Collective may provide information about or facilitate experiences including walks, sightseeing, waterfalls, villages, viewpoints, local activities and other experiences in and around Sainj Valley.

Outdoor activities may involve natural terrain, uneven surfaces, water, mountain roads, changing weather and other inherent risks.

Guests are responsible for exercising reasonable caution and following safety instructions provided by Tree House Collective, guides, local authorities or activity providers.

Where an experience is provided by an independent third party, that provider may have its own terms, conditions and safety requirements.

Tree House Collective does not guarantee the availability or suitability of any particular outdoor activity, route or destination.

16. Changes, Maintenance and Facility Availability

We make reasonable efforts to maintain the property and advertised facilities.

However, a facility may occasionally be unavailable due to maintenance, repairs, weather, safety concerns, technical problems, supply interruptions or circumstances beyond our reasonable control.

Tree House Collective reserves the right to temporarily restrict access to or discontinue the use of a facility where reasonably necessary for safety, maintenance or operational reasons.

17. Cancellation, Modification and Termination of Stay

A reservation may be cancelled or modified in accordance with the Payment & Cancellation Policy applicable to that reservation.

Tree House Collective may terminate a guest's stay where reasonably necessary because of serious misconduct, unlawful activity, dangerous behaviour, material damage, unauthorised occupancy, serious violation of property policies, or other circumstances that make continued accommodation unreasonable or unsafe.

Where a stay is terminated because of a guest's conduct or material breach of applicable policies, any refund will be subject to the applicable booking and cancellation terms and applicable law.

18. Photography, Copyright and Website Content

The Tree House Collective website contains photographs, written content, graphics, logos, designs and other material.

Content created specifically for Tree House Collective remains intended for use by Tree House Collective and may not be copied, reproduced, modified, distributed or commercially used without appropriate permission.

Photographs, logos, trademarks and other material belonging to third parties remain the property of their respective owners. Their appearance on the website does not necessarily imply ownership by, affiliation with, endorsement of or sponsorship by Tree House Collective.

We respect the intellectual property rights of photographers, creators, businesses and other rights holders.

If you believe that any photograph, image, text, logo or other material appearing on the website infringes your copyright or other intellectual property rights, please contact us with sufficient information to identify the material and establish your rights.

Upon receiving a bona fide copyright or intellectual property complaint, Tree House Collective may temporarily remove, disable or replace the relevant material while the matter is reviewed.

To the extent permitted by applicable law, guests may be responsible for reasonable losses, costs or expenses incurred by Tree House Collective as a result of the guest's unlawful conduct, wilful misconduct, material breach of these Terms & Conditions, or damage caused by the guest or members of their group.
